§ 13-171. Development standards

  • (a) Exterior finish. The exteriors shall be of finished quality. Metal containers are prohibited.

    (b) Landscaping. A landscaped strip, a minimum of five (5) feet in width, shall be provided where subject property abuts any residential district. The five-foot landscaped strip shall be designed to provide screening of the site from residential properties.

    (c) Screening. A minimum six-foot high decorative block wall shall be installed along property lines and street setback lines under the direction of the planning division. Overhead access doors shall be screened from off-site.

    (e) Use restrictions.

    (1) No facility shall be used for:

    a. Any business activity (other than rental of storage units) including miscellaneous or garage sales, and transfer/storage businesses which utilize vehicles as part of the business; or

    b. Servicing or repair of motor vehicles, boats, trailers, lawn mowers, or any similar equipment.

    (2) All rental contracts shall include clauses prohibiting:

    a. The storage of flammable liquids, highly combustible or explosive materials, or hazardous chemicals; and

    b. The use of the property for uses other than storage.

    (3) A resident manager shall be required on the site and shall be responsible for maintaining the operation of the facility in conformance with the conditions of approval and all applicable ordinances. This requirement may be waived by the final review authority, if alternative security measures are found acceptable.

    (f) Parking requirements.

    (1) Two (2) covered parking spaces adjacent to the manager's quarters, if applicable.

    (2) One (1) parking space for every two hundred (200) storage cubicles or fraction thereof shall be located adjacent to the project office. A minimum of two (2) such spaces shall be provided.

    (3) Parking shall be provided by parking/driving lanes adjacent to the buildings. These lanes shall be at least twenty-six (26) feet wide when cubicles open onto one side of the lane only and at least thirty (30) feet wide when cubicles open onto both sides of the lane.

    (4) Required parking spaces may not be rented as, or used for, vehicular storage. However, additional parking area may be provided for recreational vehicle storage, provided that it is adequately screened under the direction of the planning division.
